A significant new commercial hospitality project is moving forward in downtown Augusta following decisive municipal action this week. Members of the Augusta Commission have officially granted approval for the development of a brand-new, 125-room hotel property. The commission's recent decision clears a primary regulatory hurdle, allowing the project developers to advance their building plans for the strategically located downtown property.

The municipal green light arrived during Tuesday's regular commission meeting, where city commissioners voted unanimously in favor of granting a special zoning exception. The formal legislative measure modifies the official zoning classification for the real estate parcels situated at 1310 and 1310-A Walker Street, transferring the property from its long-standing industrial category into a designated business classification suitable for commercial lodging operations.

According to the detailed project specifications submitted to local government authorities, the approved development will introduce a five-story hotel structure positioned prominently at the corner of Walker and 13th streets. Architectural plans detail a substantial building footprint that will encompass approximately 20,234 square feet, establishing a notable physical presence within the downtown streetscape.

The upcoming hospitality facility is slated to operate under the extended-stay Residence Inn by Marriott brand. This particular segment of the national hotel market is specifically structured to cater to long-term visitors, traveling business professionals, and out-of-town guests who require lodging accommodations for extended periods rather than standard, short-term hotel stays.

In keeping with the Residence Inn brand's recognized extended-stay service model, every individual room across the 125-unit hotel will include dedicated in-room culinary amenities. Each guest unit is designed to feature a private kitchenette or comparable kitchen area, providing travelers with the necessary equipment to store and prepare meals independently throughout their stay.

These architectural features and operational intentions were formally presented to municipal authorities earlier in the year. The applicant representing the development team, the Augusta-based law firm Hull Barrett, detailed the proposed room amenities, building scale, and operational intentions in a formal letter of intent submitted directly to the city on May 20.

The designated development site encompasses roughly two acres of land within the downtown area. For a considerable period, the parcel served as an active industrial site, having operated most recently as a working facility for American Concrete prior to the cessation of concrete operations and the eventual sale of the property.

The real estate is owned by PSH Augusta Downtown LLC, an entity that completed the formal purchase of the two-acre Walker Street property back in 2022. That initial land acquisition established the groundwork for converting the former industrial location into a newly built, multi-story commercial asset for the downtown urban core.

Corporate records and municipal filings indicate that PSH Augusta Downtown LLC is affiliated with PeachState Hospitality, a regional hotel development and management firm headquartered in Warner Robins, Georgia. The parent organization brings extensive experience in hospitality management, maintaining a broad portfolio of branded properties across the state of Georgia.

In addition to the five-story lodging structure itself, the site plan incorporates an intentionally configured parking infrastructure tailored to the parcel's unique physical layout. The hotel's surface parking lot will stretch across the rear property line, specifically engineered to follow the natural curvature of an adjacent set of railroad tracks running along the back of the site.

The downtown Walker Street endeavor represents an expansion of PeachState Hospitality’s existing business footprint across the Augusta lodging market. The Warner Robins-based company already operates another extended-stay Marriott property in the local area, managing the Residence Inn location established at 1110 Marks Church Road.

Immediately adjacent to that Marks Church Road hotel, PeachState Hospitality’s local portfolio also includes another prominent Marriott-branded lodging facility, the SpringHill Suites, situated at 1116 Marks Church Road. These existing west Augusta locations demonstrate the hospitality company's established, long-term commercial ties to the Marriott lodging network.

Beyond the Marks Church Road corridor, the hospitality group’s Augusta portfolio also includes the Fairfield Inn & Suites, located at 3023 1/2 Washington Road. The proposed Walker Street development will complement these existing suburban locations by establishing a dedicated extended-stay option within the city's central business and downtown district.

With the unanimous backing of the Augusta Commission now officially secured, the transition of the Walker Street property from an industrial concrete facility into a modern lodging venue can progress. The special zoning exception clears the path forward for PSH Augusta Downtown LLC and PeachState Hospitality to advance their 125-room Residence Inn project toward eventual construction in downtown Augusta.
